Property and Real Estate Insurance
Property and real estate insurance for developers, commercial and residential property managers, real estate agencies, landlords and industrial property owners: buildings, rent, liability and advice.
What Property and Real Estate Insurance Covers
Property and real estate insurance covers the buildings, the rental income, the liability and the professional work of businesses that own, develop, manage or sell property: developers, commercial and residential property managers, real estate agencies, landlords with investment properties and the owners of industrial and warehousing sites.
The property side is fire, storm, flood, water damage and theft, and the rent that stops while a building is repaired. The people side is a tenant, a buyer or a visitor who slips and claims. The professional side is where agencies and managers get caught: a repair not arranged, an inspection not done, a bond mishandled, a listing that misdescribed the land, and a claim for the loss that followed.
Developers add construction risk: site accidents, delays, damaged materials and the handover of a building that is not yet let. Agencies and managers hold client money and client data, which makes trust account fraud and redirected payment emails a standing threat. Licensed estate agents must hold professional indemnity insurance, and most leases require the landlord's public liability insurance to be in place.
Fortis Risk Solutions arranges property and real estate insurance for property businesses across Australia from offices in Box Hill and Hawthorn, as part of our business insurance range. We look at what you own, what you manage for others and what you advise on, then place each exposure with the insurer that writes it best. Agencies start with real estate agency insurance; residential investors with landlord insurance.
Who this covers
Owning, developing, managing and selling property each carry a different exposure. The notes below set them out.
Property development
The project while it is built, the completed building until it is sold or let, and the development entity itself. Contract works, a property owner policy with loss of rent, and management liability for the directors, with the building contract deciding who insures construction.
Commercial property management
Managing offices, shops and industrial units for owners. Professional indemnity for management failures, public liability for inspections, cyber cover for rent roll data and payment instructions, and fidelity cover for the trust account.
Residential property management
Routine inspections, repairs, bonds and notices for rental providers. The claims are professional: an inspection missed, a repair not arranged, a bond mishandled. Professional indemnity written for property management, plus the agency package for the office.
Real estate agencies
Sales, auctions, appraisals and property management under one licence. Professional indemnity is mandatory for the licence; public liability for inspections and auctions; cyber, management liability and fidelity for the money and the staff. See the real estate agency insurance page.
Landlords and investment properties
A rental property needs a landlord policy, not a home policy: tenant damage, rent default, loss of rent and the legal liability that comes with letting. See the landlord insurance page, and the strata insurance page where the property is an apartment.
Industrial and warehousing property
Sheds and estates let to industrial tenants. Commercial property owner insurance for single buildings, industrial special risks for portfolios, with the tenant occupancy declared and updated before each renewal.

Property and Real Estate Insurance FAQs
Professional indemnity first, because the claims follow the work: maintenance not arranged, inspections missed, bonds and notices mishandled. Public liability for inspections and open homes. A business insurance package for the office. Cyber cover for the rent roll data and the payment instructions that fraudsters target. Workers compensation is compulsory once you employ staff and sits in a separate policy.
No. Damage to a managed property, rent default and tenant damage all sit with the owner's landlord or strata policy. The manager's professional indemnity answers a claim that the manager's failure caused or worsened the loss. Owners should hold landlord insurance in their own name, and a good manager checks a certificate is on file for every property on the rent roll.
The project while it is being built, under a contract works policy that covers the works, the materials and the site liability; the completed building until it is sold or let, under a property owner policy with loss of rent, the owner's form of business interruption insurance; and the development entity itself, under management liability for the directors. Who arranges the construction cover is set by the building contract, and we read it before the first pour.
Not usually. Theft by a staff member is a fidelity or employee dishonesty question, which sits in a crime or management liability section. Money paid away after a settlement or rent email was intercepted and altered is a cyber insurance question. Both have to be arranged deliberately, because conveyancing and rent payment emails are a standing target for criminals.
Smaller holdings sit under commercial property owner insurance, one policy per building or a schedule of sites. Larger portfolios move to an industrial special risks wording that covers damage from any cause not excluded across every declared site, with loss of rent built in. Tenant occupancy drives the rating, so a change of tenant has to be reported before renewal, not after a claim.
A property business carries three kinds of risk at once, and no single policy covers them. FRS helps you separate what you own, what you manage and what you advise on, structure limits against the rent roll and the portfolio, compare insurers who write agency and property risk and act as your advocate at claim time. We also review the licence requirement for professional indemnity each renewal.
